What is the funding fee for a VA home loan?

The funding fee, typically .5%, is unavoidable for some borrowers. This fee is waived for some borrowers, like those with a service-connected disability, and some spouses. You can pay the VA funding fee out of pocket, or it can be added to the loan amount.

Can I buy a fixer-upper with a VA mortgage?

Yes, you can use the VA Alteration "purchase plus renovation" home loan to buy a fixer-upper.

What is the qualifying credit score for a VA home loan?

The short answer? It depends. The long answer is that your credit score is only one of the things that decides your interest rate. Lenders also look at the type of loan you’re applying for, your previous loan payment history, and how long the mortgage term might be (15- or 30-year, for example). The best thing to do is call one of our VA mortgage loan experts at 888-966-9044 and see what your options are. Don’t assume bad credit or bruised credit will keep you from getting your VA loan.

What are the requirements for a VA home loan?

To be eligible for a VA home loan while in service, you need to have served at least 90 consecutive days. For veterans, your minimum active-duty service requirements vary depending on when you served, which is also the case for National Guard and Reserve members.

You will also need a Certificate of Eligibility, or COE. Fill out VA Form 26-1880 and mail it to the address for your region — you’ll find that information on the last page of the form, which you can download at https://www.va.gov/find-forms/about-form-26-1880. If you are the surviving spouse of a veteran, you may still be able to get a COE.

Can I have a co-signer on my VA home loan?

Yes — but they must also meet the VA loan requirements. This means they need to be a qualified spouse or a current or former service member.

Can I get a second VA home loan?

Absolutely. This is a benefit that you can use more than once. If you’ve already bought and sold a home, you may reapply. You can also refinance your existing VA home loan, or have two VA loans for two different homes at the same time, but you can’t use rental income to qualify for that second loan.

Can I get pre-approved for a VA home loan?

Yes. In fact, you should! Pre-approval lets you know your real budget and shows both sellers and real estate agents that you’re a serious, qualified buyer. Call us at 888-966-9044 to learn more about the difference between pre-qualification and pre-approval.

What are VA home loan interest rates right now?

Every lender sets its own interest rates, and ours are excellent. Call us at 888-966-9044 to find out more about how you can save with Planet.
